The land is shown as being Grade 3 on the Agricultural Land Classification Maps. There is no water or electricity connected within the property. Access is directly off Holme Lane.

The land is not sold with the benefit of any Basic Payment Scheme entitlements and to the best of our knowledge, has not been registered on the Rural Land Register.

There is an electricity line running which crosses OS0975 with one single pole being located in that field. We are not aware of any public rights of way which affect the land.

A small annual drainage rate is payable in respect of the land to Doncaster East Internal Drainage Board; Wellington House, Manby Park, Manby, Louth, Lincolnshire, LN11 8UU

Timber & Sporting Rights arew included in the sale where owned. The mines and minerals together with ancillary powers of working are excepted with provision for compensation in the event of damage caused thereby.

The successful purchaser shall erect and thereafter maintain a stockproof fence along the common boundary marked A to B to C to D to E on the attached identification plan.
