The land is situated off Far Ings Road, Barton Upon Humber. A single grass field (permanent pasture) extending to approximately 5.50 acres with access via Far Ings Road, Barton Upon Humber. The land is currently let on a Farm Business Tenancy and is used as grazing land.

We do not believe that the land is registered for the Basic Payment Scheme. The Vendor does not hold any entitlements and they will not be transferred with the sale.

Access is directly off Far Ings Road.

The land is currently let on a Farm Business Tenancy. The original tenancy was granted for 5 years from 1st July 1996 for a term of 5 years. The tenancy has been running on since that date. The current rent passing is £100 per annum. Notice has been served by the landlords with the tenancy terminating on 30th June 2019.

There is one electricity pole that stands just inside the Eastern boundary. No wayleaves have been identified within the landlordís records and it is advised that the service providers are contacted for detailed information and clarification. There is a septic tank located in the field serving the adjacent property (87 Far Ings Road). The owner has a right to use and access that drainage system and septic tank.

Timber & Sporting Rights are all included in so far as owned. Mines & Minerals are included in so far as owned.

There shall be no Tenantright payment made by the purchaser.

The land forms part of the Humber Estuary SSSI/SPA and Ramsar. Much of the surrounding area forms part of the Far Ings Nature Reserve. Essentially this designation limits the use of the land to either grazing or the making of hay/silage. Natural Englandís consent would be needed to carry out any more destructive works.
