The village of Askern lies to the south of the land with access to both Lots taken along the private track known as Willow Garth Lane off Fenwick Lane. The town of Doncaster lies approximately 9 miles to the south and Thorne lies approximately 10 miles to the east.

The land comprises two parcels of arable land which have grown potatoes in previous years, however they have been laid down to temporary grass since 2017. The land is classified as being Grade 3 on Sheet 103 of the Provisional Agricultural Classification Maps of England & Wales.

The soils are identified by the Soil Survey of England & Wales as being from the “Fladbury 3” and “Foggathorpe 2” Associations. Their characteristics are described as “fine silty and fine loamy soils affected by groundwater” and “stoneless clayey and fine loamy over clayey soils” respectively and as suitable for “stock rearing on permanent grassland with occasional winter cereals” and “cereals and grassland with stock rearing”.

The land is registered as one parcel on the Rural Payments Agency Rural Land Register and has been used to activate Basic Payment Scheme Entitlements. The Vendor has made and will retain, the Basic Payment Scheme claim for the 2019 season. It is intended that there will be a permanent transfer of an appropriate number of entitlements to the Purchaser or their nominee as part of the agreed consideration, following completion.

A copy of the relevant part of the Vendor’s 2019 BP5 application form and the relevant LPIS map is available for inspection at the Selling Agents’ office by prior appointment or can be emailed on request.
