The land is situated in two parcels on the north western edge of Tickhill, along the private track known as Vineyard Lane, off Wong Lane. The town of Doncaster lies approximately eight miles to the north and Worksop lies approximately nine miles to the south.

The land comprises two parcels of arable land, which are offered for sale as a whole and being classified as Grade 2 on Sheet 103 of the Provisional Agricultural Classification Maps of England & Wales. The soils are identified by the Soil Survey of England & Wales as being from the “Aberford” Association with characteristics being described as “well drained, fine loamy soils over limestone” and is suitable for “cereals, with some sugar beet and potatoes”.

The land is registered on the Rural Payments Agency Rural Land Register and has been used to activate Basic Payment Scheme Entitlements. The tenant has made and will retain, the Basic Payment Scheme claim for the 2019 season. It is intended that there will be a permanent transfer of an appropriate number of entitlements to the Purchaser or their nominee as part of the agreed consideration, following completion.

A copy of the relevant part of the Vendor’s 2019 BP5 application form and the relevant LPIS map is available for inspection at the Selling Agents’ office by prior appointment or can be emailed on request. Prospective Purchasers should satisfy themselves as to the accuracy of the same. Any statement within these particulars is given in good faith, but carries no warranty.

The land is owned freehold and is being sold with the benefit of vacant possession on completion which will be after the expiration of the current Farm Business Tenancy on 9th September 2019, or when the current crops are cleared, if later.

Early entry onto the land will be permitted following clearance of the 2019 crop by the current tenant, for the prospective Purchaser prior to completion, subject to an exchange of contracts and the payment of a double deposit (20%).

All of the land lies within a designated Nitrate Vulnerable Zone.

The sale price is agreed on a VAT exclusive basis and the Purchaser shall indemnify the Vendor for any VAT which may subsequently be payable.

The property is sold subject to any rights of way, reservation of minerals, water, drainage, sporting rights, other easements and wayleaves and all rights of access whether mentioned in these particulars or not.

Access is along Vineyard Lane, off Wong Lane.

The land is offered for sale subject to a development clause whereby 50% of any uplift in value, in excess of its existing use value, is reserved to the Vendor for a period of 21 years as from the date of completion.
